We transformed the property into a modern vibrant estate, with units rated Net Carbon Zero, BREEAM Excellent and EPC ‘A’ or better. Rents achieved now are double what they were before the works, and the asset’s value has increased by twice the spend in three years.
We managed a programme of works to replace the cladding, removed the asbestos and undertook a Whole Life Carbon Assessment. In order to minimise disruption, we established a system whereby works were completed to a vacant unit before moving tenants in from an existing unit.
The landlord's brief was to improve rental income and covenant strength of this industrial and logistics estate, many units of which included asbestos.

Our team successfully managed the delivery of a complex multidisciplinary Net Zero Carbon Audit to meet the client’s objectives of establishing the building's current baseline performance and then demonstrating it's potential through a series of proposed interventions. The EPC rating was improved from a D to a C on the new baseline certificate, along with additional recommended interventions to improve this further to an A rating. this was just recommendations. This was presented to the tenant as part of the current new lease negotiations, both creating a more efficient office building and increasing return on investment for the client. Negotiations still ongoing.
In order to provide the client with a better understanding of the building’s performance, we needed to provide data on the technical performance of the building and identify recommended improvements and specification upgrades. We produced a Net Zero Carbon Audit report to provide insight into the EPC improvement potential and associated costs, the current carbon performance and reduction potential along with advice on engineering plant replacement works, building upgrades and refurbishments.
The tenant’s lease was due to expire in 2025 and the landlord was keen to both retain the tenant and maintain value on this 31,000 sq ft office building, constructed in 1989. Our client (the landlord) wanted to keep the building competitive in the leasing market, whilst ensuring it continued to perform at a good specification.
Solstice House, Milton Keynes
Following the completion of the interventions, EPC rating was improved from a D to a B and the building achieved a BREEAM In Use ‘Excellent’ rating. This enabled us to engage and successfully negotiate the removal of the 2025 lease break and retain the main tenant within the building.
Listening to our client’s needs, we carried out a net zero pathway and EPC analysis of the building to plan interventions which would enhance the asset and align with both the tenant’s and market requirements. We subsequently provided full project management and workplace consultancy of the energy improvements and end of journey facilitates that would enhance the high-quality nature of the asset.
In light of an upcoming lease break, the landlord was keen to retain the main tenant within this 595,000 sq ft multi-let office building constructed in 2009. The tenant’s ESG aspirations were driven by net zero carbon, EPC, BREEAM and building amenities.
Ropemaker, London
We successfully project managed pre and post contract phases of the scheme, which completed in October 2023. The building now has extensive on-site renewable energy generation and uses a mixed mode ventilation and cooling strategy, meaning that openable windows allow the air conditioning to be turned off when external conditions allow. BREEAM Excellent is targeted and the scheme has achieved a NABERS rating of 5.5 stars. Embodied carbon was reduced resulting in a 31% saving compared to a new build and EPC rating was improved hugely from an E to A. This has both future-proofed the building and enabled the client to target a level of office HQ rents comparable to a new build.
We collaborated with teams across the business, from engineering design to carbon consultants, to project manage the process of assessing multiple options for the building, ranging from an internal only retrofit, a back to frame retrofit, vertical extension and a new build redevelopment of the site. We carried out extensive project feasibility, Net Zero Carbon Advisory (NZCA) & NABERS operational energy use verification, and project managed the back-to-frame retrofit with vertical extension. The NIA was increased from 14,500 sq ft to 23,000 sq ft with the addition of a new terrace and improved end-of-trip facilities. This solution was shown to reduce the embodied carbon by 31% over a new build alternative with the retention of the foundations and frame. The single stage design and build procurement route was made possible through Savills local market knowledge and has ensured the most balanced approach to cost, quality, time and risk.
The landlord wanted to future proof this single-let business park office asset, originally built in the 1990s.
B100, Bourne
Our team successfully managed the delivery of a complex multidisciplinary instruction of varying interlinking services to meet the client’s objectives. With the proposed interventions, the EPC rating is expected to improve from a C to an A rating.
We produced a Net Zero Carbon Audit (NZCA) report to empower our client with insight into the technical performance of the building. This demonstrated EPC improvement potential and associated costs, as well as the current carbon performance and reduction potential along with advice on engineering plant replacement works, building upgrades and refurbishments. Following a detailed project feasibility and in agreement with the client, we are currently seeking planning consent for what will be the largest solar panel PV (4,000 sq m) city installation.
The landlord wanted to enhance this asset’s value in order to retain tenants and as part of a wider portfolio alignment. The challenge was to keep the building competitive within the leasing market, whilst ensuring that it continued to perform at a good specification.
Cannon Place, London
We successfully project managed the pre and post contract phases of the scheme, which completed in Q2 2024. The re-cladding of the façade visually repositioned the building in the market place, whilst also ensuring reduced solar gain and improved air tightness. The works resulted in a 4 million kg CO2e saving of embodied carbon compared to a new build version over the lifetime of the asset and an estimated 70% reduction in operational energy. In addition to achieving an EPC A and NABERS 5-star rating, the building also attained an ‘Outstanding’ BREEAM Design Stage rating, being ranked in the top 1% and one of first retrofits in Manchester to achieve this. It now meets the needs of the modern occupier with a focus on flexibility, staff wellness and comfort and is designed to meet the ESG requirements of institutional investors, maximising value.
We carried out extensive project feasibility, Net Zero Carbon Advisory (NZCA), Whole Life Carbon Assessment (WLCA) and NABERS UK Design for Performance (DfP) verification. Empowered with the relevant data and information we mapped out the best solution, which was a back-to-frame retrofit that included an additional two floors, partially infilled atrium, reconfigured core and re-clad (resulting in the NIA being increased from 72,000 sq ft to 105,000 sq ft), and project managed the building redevelopment.
The landlord wanted to future proof this 72,000 sq ft prime office building, built in 2001, which had an EPC D rating and dated 1990’s appearance with a large atrium and inefficient core. The challenge was to maximise the value of the asset whilst also meeting the client’s environmental and social performance aspirations.
Havelock, Manchester
Our team is successfully managing the delivery of a complex multidisciplinary instruction of varying interlinking services to meet the client’s objectives. As a result of the project work, the EPC rating is expected to improve from an E to a B, delivering a 40% reduction in energy. The existing tenants are currently in negotiations to re-gear leases as part of the enhanced letting strategy.
We carried out a net zero pathway and EPC analysis of the building to plan interventions, which would enhance the asset and align with both the tenants’ and market requirements. Due to the age of the building and adjacent new City developments, we produced a ‘future-proofing’ concept for the building, combining technical and commercial recommendations. This was focused on a ‘value defence’ approach with the aim of retaining existing and attracting new tenants. We are currently delivering project management and engineering design services for a £15m phased central plant replacement over two years.
The landlord wanted to future-proof this building, originally developed in 2008, to a Grade A office specification, in order to maintain its value and continue to attract tenants.
Moor House, London
Energy certification was improved two levels from a B- to an A with 66% reduction of CO2 emissions. The project delivered the implementation of renewable energies (Photovoltaic plant), that will produce 26% of the building’s energy requirements. Improvements were seen in air quality and increased water usage efficiency and the building achieved a BREEAM In-Use pre-score of 74% - Excellent. In addition amenities were provided for the users of the building including an office café and gym, with the use of biophilic design, natural light and sustainable materials. Through an initial preview, this all resulted in a reduction of operational costs.
Taking into consideration the client’s requirements and through measuring and monitoring building data, we were able to provide, manage and deliver a suitable intervention plan to enhance both the building itself as well as the workplace environment. A building management system was also implemented to enable control of all the building functions.
The client wanted to achieve a more sustainable building that considered the needs of its users and provided an enhanced office experience, whilst providing cost savings.

The acquisition was successfully completed and a green Capex plan was implemented in line with the client’s objectives.
Collaborating with the client’s ESG team we were able to achieve a clear understanding of the requirements and objectives. Our expert team carried out technical and ESG due diligence to gain a clear understanding of the property’s status and efficiency. Through an ESG grid assessment we were able to create and project manage an implementation plan to increase the building’s ESG scoring from 30 to 70/100, and reduce GHG emissions by 40% within 5 years.
This investor client wanted to make i’s first green investment in Europe, with the aim of achieving 40% reduction of GHS emissions within 10 years.
